Part of Weld County held prices up even as sales slowed
Mortgage rates moved above 7% for the first time since January 2025, Realtor.com reported. That is the single biggest reason fewer buyers are closing right now. But not every part of Weld County felt it the same way.
In the three months ending August 31, 2026, Erie held firm at the top. The Real Estate Data Aggregator counted 192 homes sold in ZIP 80516. That is down 16.2% from the same months of 2025. Fewer sales, yes. But the median sale price still came in at $725,000, up 4.3% year over year.
That means pricing in Erie still has support, even with rate pressure. Sellers did not have to give ground on price to close. Homes sold at 99.2% of list price on average, up 0.8 points from a year before, according to the Real Estate Data Aggregator.
Homes in Erie also moved a little faster. The Real Estate Data Aggregator put the median days on market at 41 days, two days shorter than a year before. And 29.1% of homes went under contract within two weeks of listing, up 9.4 points year over year. Not every home sold fast, but a meaningful share did.
The rest of Weld County told a different story
Other ZIP codes in Weld County saw prices dip a little and supply climb. That is worth knowing if you own or are shopping in those areas.
Longmont (80504) saw 255 homes sold, up 2.8% year over year, the Real Estate Data Aggregator counted. The median price there dipped 1.7% to $585,000. Days on market stretched to 49 days, six days longer than a year before. Sales held up, but buyers took a little more time.
Dacono (80514) had the sharpest moves. The Real Estate Data Aggregator counted only 14 homes sold, down 46.2% year over year. The median price fell 10.2% to $473,500. Months of supply jumped to 8.3, up 5.6 months from a year before. More homes sitting, fewer closing.
Frederick (80530) had a bright spot inside a slower market. The Real Estate Data Aggregator found that 25% of homes there sold above list price, up 11.3 points year over year. The median price slipped just 1.2% to $514,000. Sales fell sharply, down 45.1%, but the homes that did sell held their ground on price.
Platteville (80651) waited the longest. The Real Estate Data Aggregator put the median days on market at 65 days, 28 days longer than a year before. No home sold above list price in those three months. Supply climbed to 6.7 months.
What the wider picture adds
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally, also per Realtor.com. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Erie's 4.3% gain beat that national pace.
Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. That puts the median monthly mortgage payment at $2,786, also per Redfin. Higher rates slow decisions. That shows up in the sales counts across Weld County.
