One part of Weld county stayed pricey even as sales slowed
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from a year earlier. Erie beat that number. The Real Estate Data Aggregator counted a 4.3% rise in the median sale price in ZIP 80516, even as fewer homes sold. That combination tells sellers something useful: price held, but the buyer pool shrank.
The Real Estate Data Aggregator counted 192 homes sold in 80516 in the three months ending August 31, 2026. That is down 16.2% from the same months of 2025. Fewer sales with a higher price means buyers who did act paid more, not less.
How Erie compares with the rest of Weld county
Erie was the only ZIP in this group where the median price went up. Every other area saw a dip, some small and some sharp. The Real Estate Data Aggregator put Dacono at down 10.2%, the steepest fall in the group.
Speed: some homes moved fast, some did not
The Real Estate Data Aggregator showed Erie at 41 days, 2 days shorter than the same period a year before. Not every home sold fast there, but the trend moved in the right direction for sellers. Platteville took 65 days, up 28 days from a year earlier. That is a real shift.
Are sellers getting their asking price?
Sellers in most of Weld county are still getting close to their asking price. The Real Estate Data Aggregator put Frederick at 99.6% and Erie at 99.2%. Dacono dipped to 97.3%, down 1.7 points. That gap matters if you are pricing a home there.
How much supply is sitting on the market?
The Real Estate Data Aggregator put Erie at 3.4 months of supply. That is the tightest in the group. Dacono sat at 8.3 months, up 5.6 months from the same period last year. More supply and fewer sales is a different kind of market.
The national picture behind these local numbers
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Erie's 4.3% gain ran ahead of that. Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That matters here. Higher rates thin the buyer pool everywhere, and Weld county is not immune.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Not every home in Weld county is immune to that pressure either. Dacono and Mead both saw prices fall while supply climbed.
- Erie (80516) held its price floor at $725,000, up 4.3%, while every other ZIP in this group dipped.
- But sales fell 16.2% there, and rates above 7% are keeping some buyers on the sideline.
- The rest of Weld county is softer, with Dacono down 10.2% and supply rising fast.
- These numbers cover the three months ending August 31, 2026.
One street can read very differently from the whole ZIP code. A block near a park or a school can hold value while the next street over sits longer. If you want to know where your address lands inside these numbers, text me.
