One part of Longmont has more room for buyers now
The one fact that changes what a homeowner in 80542 should do right now: inventory is up and sales are down. That means pricing has to be sharper, and patience is part of the plan.
These numbers cover the three months ending August 31, 2026. As of October 18, 2026, this is the freshest read we have on Longmont.
ZIP 80542: more homes, fewer buyers
Nationally, sellers already outnumbered buyers by a wide margin. Redfin counted 1,510,784 sellers in the U.S. in September, against just 928,892 buyers. That is the fewest buyers since 2013, Redfin said. ZIP 80542 is feeling a version of that same pressure.
The Real Estate Data Aggregator counted 6 months of supply in ZIP 80542 for the three months ending August 31, 2026. That is up 2.2 months from the same period a year before. Six months is generally where the market tips toward buyers. Sellers still sold close to list, but the gap between buyers and homes is real.
The Real Estate Data Aggregator counted only 20 homes sold in ZIP 80542, down 23.1% from a year before. At the same time, homes for sale rose 21.9%. That is a big shift in a small ZIP code. Buyers there have more homes to compare and more room to ask questions before signing.
Prices dipped a little too. The Real Estate Data Aggregator put the median sale price in 80542 at $561,000, down 2.9% from a year before. That is a small drop, not a collapse. But sellers who price as if it is still last year may sit longer.
Here is the honest part: homes that did sell in 80542 still averaged 99.3% of list price, the Real Estate Data Aggregator said. That is up 0.5 points from a year before. So priced-right homes are still getting close to asking. The challenge is getting to that point without a long wait.
The rest of Longmont tells a different story
Not every ZIP code in Longmont is seeing the same shift. The contrast is worth knowing.
| 80542 | 80503 | 80504 | 80501 | |
|---|---|---|---|---|
| Median sale price | $561,000 | $732,500 | $585,000 | $500,000 |
| Months of supply | 6 | 4 | 3.6 | 2.9 |
| Median days on market | 54 | 51 | 49 | 41 |
| Sale-to-list ratio | 99.3% | 98.1% | 99.2% | 98.6% |
| Homes sold | 20 | 137 | 255 | 138 |
ZIP 80501 had only 2.9 months of supply, the Real Estate Data Aggregator said. Nearly 4 in 10 homes there went under contract within two weeks of listing. That is a much tighter picture than 80542.
ZIP 80504 had 255 homes sold, up 2.8% from a year before. Inventory there actually fell 17%, the Real Estate Data Aggregator counted. More sales, less supply: the opposite of 80542.
What the national picture adds
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is a three-year high, according to Redfin. Higher rates slow buyers down everywhere, and 80542 is no exception.
The National Association of Realtors said existing-home sales across the U.S. reached 3.99 million units in September 2026. Prices nationally rose just 1.3% year over year, NAR said. Slow national price growth and high rates put more weight on local pricing decisions.
What this means if you own in 80542
More supply and fewer sales means buyers can compare more carefully. That is not bad news by itself. Homes still sold at 99.3% of list, the Real Estate Data Aggregator said. But only 17.2% went under contract within two weeks. Price it right from the start, and the result can still be close to full ask.
The median days on market in 80542 was 54 days, 13 days shorter than a year before. So while supply is up, the homes that moved did not drag on forever. Sharp pricing is the common thread.
- ZIP 80542 has 6 months of supply and 21.9% more homes for sale, with sales down 23.1%, all per the Real Estate Data Aggregator.
- Buyers have more choices there.
- Sellers who price carefully are still landing at 99.3% of list on average.
- The other Longmont ZIP codes are tighter, with 80501 at just 2.9 months of supply.
One last thing: these numbers cover whole ZIP codes. One street can read very differently from the ZIP code around it. A block with newer homes, a corner lot, or a different school boundary can move faster or slower than the average.
