One part of Frederick & Firestone is still moving faster than the rest
CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of October 11, 2026. That number matters to every buyer and seller in Frederick and Firestone. But it does not hit every ZIP code the same way.
The three months ending August 31, 2026 tell a split story. One ZIP moved faster and held tighter than the rest. The others showed more supply and slower sales. Here is what the Real Estate Data Aggregator counted.
ZIP 80504 is the tightest part of the market
The Real Estate Data Aggregator counted 3.6 months of supply in ZIP 80504 for the three months ending August 31, 2026. That is the lowest of any ZIP in this market. Supply actually fell 0.8 months from a year before.
Nearly 3 in 10 homes in ZIP 80504 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 29.9%. No other ZIP in this market came close.
The Real Estate Data Aggregator counted 255 homes sold in ZIP 80504, up 2.8% from the same period in 2025. That is the only ZIP in this market where sales went up year over year.

The other ZIPs are a different story
ZIP 80514 had 8.3 months of supply, the Real Estate Data Aggregator reported. That is up 5.6 months from a year before. Sales there fell 46.2% year over year.
ZIP 80542 had 6 months of supply, up 2.2 months from a year before. Sales fell 23.1%. Prices dipped 2.9% from the same period in 2025.
ZIP 80530 sat in the middle at 4.6 months of supply. But sales there fell 45.1% year over year, the Real Estate Data Aggregator counted. Prices were down 1.2%.
What rates are doing to the whole picture
CNBC reported the average 30-year fixed rate reached 7.49%. Realtor.com noted rates climbed above 7% for the first time since January 2025. That pushes more buyers to the sidelines.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is the backdrop for this market.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted.
Even with rates this high, ZIP 80504 sellers got 99.2% of their list price on average, the Real Estate Data Aggregator found. And 17.3% of homes there sold above list price, up 3.2 points from a year before.
One honest admission
Prices dipped in every ZIP. The biggest drop was in ZIP 80514, down 10.2% from a year before. ZIP 80504 fell the least, down 1.7%.
Not every home sold fast either. The median in ZIP 80542 was 54 days on market. ZIP 80504 was 49 days. Those are real waits, even in the tighter parts of the market.
- ZIP 80504 had the lowest supply, the most quick contracts, and the only year-over-year sales gain in Frederick and Firestone for the three months ending August 31, 2026. The other ZIPs had more supply, fewer sales, and softer prices.
- Rates at 7.49% are making buyers careful everywhere.
- But one ZIP is still moving.
