One part of Boulder area is moving much faster than the rest

Real estate, Boulder area

Here is the number that changes what you should do. The Real Estate Data Aggregator counted 52.5% of homes in ZIP 80305 going under contract within two weeks of listing. That is the three months ending August 31, 2026. Realtor.com reported mortgage rates had topped 7% for the first time since January 2025. Speed like that, in a rate environment like that, is not evenly spread across Boulder area.

That 52.5% figure in 80305 was up 21 points from the same months of 2025, according to the Real Estate Data Aggregator. No other Boulder ZIP code came close. For buyers eyeing that area, timing matters more than it does elsewhere in Boulder.

How the five ZIP codes compare on speed

Share of homes under contract within two weeks, by ZIP code
  1. 180305 – Boulder, CO52.5%
  2. 280303 – Boulder, CO34.4%
  3. 380304 – Boulder, CO30.1%
  4. 480301 – Boulder, CO26%
  5. 580302 – Boulder, CO21.2%
Real Estate Data Aggregator, three months ending August 31, 2026. Higher share means more homes moved quickly.

The Real Estate Data Aggregator counted 80303 second at 34.4%, then 80304 at 30.1%. ZIP 80301 sat at 26% and 80302 at 21.2%. So even the slowest ZIP had more than 1 in 5 homes move fast. But 80305 was in a different category.

Days on market tell a similar story

ZIP 80305 had a median of 42 days on market, the Real Estate Data Aggregator found. That was 4 days longer than the same period in 2025, so it is not a perfect trend. Still, 42 days is 30 days shorter than 80304's 72. The gap is real.

Prices and supply vary widely too

The Real Estate Data Aggregator put 80305's months of supply at just 2.1. That is the tightest of any Boulder ZIP. It also had the highest share of homes selling above list price: 23.8%, up 10 points from a year earlier. Sellers there are still getting close to what they ask. The average sale-to-list ratio was 98.8%, per the Real Estate Data Aggregator.

ZIP 80302 tells a different story. The Real Estate Data Aggregator counted 7.6 months of supply there. Its median sale price dipped 0.1% year over year to $1,099,000. Only 5.3% of homes sold above list. That is not bad news, but it is a slower, more patient market.

What about the wider Boulder area?

Across all five ZIP codes, the Real Estate Data Aggregator counted 439 homes sold and 685 for sale. Sales were up just 1.2% from 2025. New listings jumped 11.9%. More supply coming in while sales barely budge means buyers have more choices in most of Boulder, even if 80305 is the exception.

Rates above 7% are part of the picture

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.37% as of late October. That raises monthly costs for buyers everywhere. The Real Estate Data Aggregator's 80305 data shows some demand is still strong enough to move fast despite that. But it is not the whole Boulder story.

CNBC also reported that mortgage applications to purchase a home rose 4% for the week. Some buyers are still in the market. They are just being selective about where and what they offer.

What this means if you own or are buying in Boulder

For sellers: the Real Estate Data Aggregator data shows pricing and prep still matter. ZIP 80302 had a sale-to-list of 95.3%. That gap from asking to selling price is real money. Strong presentation and a sharp price still drive better outcomes, even in a ZIP that moves more slowly.

For buyers in 80305: the Real Estate Data Aggregator found 52.5% of homes went under contract within two weeks. That is up 21 points from a year ago. If you are shopping there, being ready to move quickly is not optional.

In short
  1. ZIP 80305 is moving at a pace the rest of Boulder area is not matching right now.
  2. The Real Estate Data Aggregator counted 52.5% of homes there going under contract within two weeks, with only 2.1 months of supply.
  3. Everywhere else, the picture is more mixed.
  4. More listings are coming in, rates are above 7% per Realtor.com, and buyers are taking more time.
  5. One ZIP code does not speak for the whole area.
