More room for buyers is showing up in parts of Weld county

Real estate, Weld county

These numbers cover the three months ending August 31, 2026. That is the period you need to keep in mind as you read.

The biggest shift in Weld county right now is in ZIP 80514. The Real Estate Data Aggregator counted 8.3 months of supply there. That is a lot. Six months is usually where buyers and sellers are about even. Anything above that tips toward buyers.

That supply number jumped by 5.6 months compared with the same period a year ago, according to the Real Estate Data Aggregator. Inventory in 80514 also rose 65.2% year over year. More homes sitting, fewer buyers moving. That is the plain truth of it.

For buyers, this means more choices and more time to compare. For sellers in 80514, it means pricing and preparation matter more than they did a year ago.

The median sale price in 80514 was $473,500, down 10.2% from a year ago, per the Real Estate Data Aggregator. Prices dipped. That is a real admission. The homes that did sell moved in a median of 22 days, which was 28 days faster than a year ago. So the homes that are priced right are still moving.

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That national trend lines up with what the Real Estate Data Aggregator shows in 80514 specifically.

ZIP 80621 sat at 5.4 months of supply. The median was $470,000, down 1.5%. Days on market stretched 18 days longer than a year ago. The Real Estate Data Aggregator shows sellers there are waiting longer than they were.

ZIP 80530 was the one ZIP where the share of homes selling above list jumped sharply. The Real Estate Data Aggregator put that share at 25%, up 11.3 points from a year ago. The median there was $514,000, down just 1.2%. Supply rose to 4.6 months, but demand for well-priced homes held.

What rates are doing to all of this

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Higher rates slow buyers down. That is part of why supply is building in softer ZIPs.

CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Rates are not expected to drop sharply soon. Buyers and sellers alike should plan around that.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still up. But that average hides real differences ZIP by ZIP, as Weld county shows.

In short
  1. ZIP 80514 has the most supply and the sharpest price drop in this group.
  2. ZIPs 80516 and 80504 are tighter and steadier.
  3. ZIPs 80651, 80542 and 80621 sit in the middle, with supply rising and sellers waiting longer.
  4. In 80530, well-priced homes are still drawing strong offers.
  5. One street can read very differently from the whole ZIP code.
