In the three months ending August 31, 2026, the Dacono area (80514) saw inventory jump 65.2%, according to the Real Estate Data Aggregator. That is the number that changes what sellers here need to think about most.

More homes competing for fewer buyers means pricing has to be sharp from day one. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That national pressure is real, and Dacono is feeling something similar.

Dacono (80514): the ZIP with the most supply

The Real Estate Data Aggregator counted 14 homes sold in 80514 in the three months ending August 31, 2026. That is down 46.2% from the same months in 2025. At the same time, 38 homes were for sale, up 65.2% year over year.

Prices dipped too. The Real Estate Data Aggregator put the median sale price in 80514 at $473,500, down 10.2% from the same period in 2025. Homes that did sell closed at 97.3% of list price on average, down 1.7 points from last year.

One bright spot: the median days on market fell to 22 days, which is 28 days shorter than a year ago. Homes that are priced right are still moving. Not every home sat. But buyers have more choices now, and they know it.

What the wider picture adds

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That slows buyers everywhere. Realtor.com also reported that active listings nationally topped 1.16 million homes in September 2026.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Locally, prices dipped in all three ZIPs. This market is moving at its own pace.

In short
  1. Dacono (80514) has the most supply and the sharpest price drop.
  2. Frederick (80530) has fewer homes for sale and the fastest-moving listings.
  3. Mead (80542) sits in between, with rising pending sales as a quiet positive sign.
  4. In all three areas, homes priced well are still closing near or above list.
