In ZIP 80514, the Dacono area, homes for sale jumped 65.2% in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is the one number that changes what sellers need to think about most right now.

More supply means buyers have more to compare. Sellers who price carefully from day one are the ones who close. Realtor.com reported that 20.8% of listings nationally had price cuts in September. In Dacono, the pressure is even sharper.

Dacono (80514): the ZIP with the most change

The wider picture

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slows buyers everywhere. Realtor.com also reported that active listings topped 1.16 million homes nationally in September 2026. More supply at higher rates puts pricing discipline front and center.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local numbers in parts of this market are running below that national trend, especially in Dacono.

In short
  1. Dacono has the most supply and the sharpest price dip.
  2. Frederick is moving faster and seeing more above-list sales.
  3. Mead sits in the middle, with rising pending sales showing buyers are still active.
  4. In all three ZIPs, pricing carefully matters more than it did a year ago.

One street can read very differently from the whole ZIP code. A block near a park or a newer build on the edge of town may not follow the same pattern at all. If you want to know where your home sits in this market, the ZIP-wide numbers are only the starting point.
