In ZIP 80514, inventory is up 65.2% from a year ago. That one fact changes what pricing your home well means right now.

The Real Estate Data Aggregator counted 38 homes for sale in ZIP 80514 in the three months ending August 31, 2026. A year earlier, that number was much smaller. More choices for buyers means more pressure on sellers to price carefully.

Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. ZIP 80514 is feeling something similar. The Real Estate Data Aggregator shows the median sale price there dropped 10.2% from a year ago, landing at $473,500.

That 10.2% drop is the biggest price change in this market. It is not a small dip. Sellers in 80514 need to know where they stand before they pick a number.

What the national picture adds

Mortgage rates are part of why buyers are careful. Realtor.com reported rates surged above 7% for the first time since January 2025. The weekly average hit 7.4% on October 8, according to a report cited by CNBC.

Higher rates reduce what buyers can afford. That puts more weight on list price. Realtor.com also reported that active listings topped 1.16 million homes nationally in September 2026. Buyers have more to compare everywhere, not just here.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local numbers in parts of this market are moving in the other direction, which shows how much ZIP codes can differ from national trends.

What this means if you own a home here

If you are in ZIP 80514, you have more competition than a year ago. Pricing close to where homes are actually selling matters more now than it did in 2025.

If you are in ZIP 80504, the market is steadier. The Real Estate Data Aggregator shows 29.9% of homes there went under contract within two weeks of listing. That is the highest quick-sale rate in this market.

If you are a buyer in 80514, you have more homes to look at and a little more room to ask questions before you commit.
