More homes are coming to market, but buyers are still moving

The one fact that changes what you should do right now: the National Association of Realtors counted 4.9 months of supply nationally, the highest in over ten years. That means buyers have more to compare. If your home is not priced and prepared well, it will sit while others sell.

The Real Estate Data Aggregator counted 2,640 new listings across this market in the three months ending July 31, 2026. At the same time, 2,125 sales went pending. So inventory grew, but buyers kept writing offers. The market did not stall.

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. Higher rates slow some buyers, but the pending sales count shows many are still moving forward.

How each ZIP code looked

Not every ZIP moved the same way. Some are tight and fast. Others have more supply and take longer. Here is where each one stood in the three months ending July 31, 2026.

ZIP 80020 had the fastest median pace: just 15 days on market, per the Real Estate Data Aggregator. ZIP 80026 had only 2.1 months of supply, the tightest in this market. Both are well below the national 4.9-month figure the National Association of Realtors reported.

On the other end, ZIP 80651 had 10.7 months of supply, per the Real Estate Data Aggregator. ZIP 80542 sat at 5.9 months and ZIP 80513 at 5.5 months. Those ZIPs give buyers more room to negotiate. Sellers there need to price carefully.

Prices: some up, some down

Prices did not move one way across this market. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Locally, the picture is mixed.

ZIP 80023 led price gains. The Real Estate Data Aggregator showed its median sale price at $889,500, up 2.8% from the same months of 2025. ZIP 80503 rose 8.9% to $747,500. ZIP 80513 gained 6.5% to $610,000.

Some ZIPs dipped. ZIP 80303 fell 11.6% to a median of $724,700. ZIP 80514 dropped 6.5% to $500,000. ZIP 80501 slipped 4.8% to $495,000. A price dip does not always mean trouble. In 80501, the Real Estate Data Aggregator also counted 11.3% more homes sold than a year before.

Are homes still selling close to list price?

Yes, in most ZIPs. The Real Estate Data Aggregator showed sale-to-list ratios above 98% in nearly every ZIP. ZIP 80534 and ZIP 80530 both came in at 99.7%. ZIP 80504 reached 99.4%.

ZIP 80651 was the exception, at 93.1% sale to list. That ZIP also had 10.7 months of supply and zero homes that sold above list price, per the Real Estate Data Aggregator. That is the clearest buyer-friendly ZIP in this market right now.

Above-list sales are still happening. ZIP 80530 had 40% of homes sell above list price. ZIP 80020 had 29.6%. ZIP 80026 had 25.8%. These are not flukes. They reflect well-priced homes in tight areas.

How fast are homes going under contract?

Speed varied a lot by ZIP. ZIP 80020 led the market. The Real Estate Data Aggregator found 53.9% of its homes went under contract within two weeks of listing. That is more than half of all listings.

ZIP 80501 was at 42.3% within two weeks. ZIP 80503 was at 39.6%. ZIP 80537 was at 38%. Those are solid paces, even with more inventory on the market than a year ago.

ZIP 80530 was at 16.7% within two weeks, and ZIP 80513 at 24.3%. In those ZIPs, homes are taking longer. That is not a crisis, but it does mean buyers have time to think and sellers need patience.

What this means for sellers

Realtor.com reported active listings nationally are up 6.3% from a year ago. Buyers have more to compare than they did in 2025. That is true here too, in some ZIPs.

The Real Estate Data Aggregator counted 2,640 new listings in this market in the three months ending July 31, 2026. That is real competition. Homes that are priced right and show well are still selling near or above list. Homes that are not are sitting longer.

Pending sales came in at 2,125 for the same period, per the Real Estate Data Aggregator. Buyers are still out there. The market is not frozen. But shoppers are comparing more carefully.

What this means for buyers

Freddie Mac put the 15-year fixed rate at 6.60% as of October 1, 2026. The 30-year sat at 7.28%. Those rates are real costs to plan around.

The good news: in ZIPs like 80651, 80542 and 80513, supply is higher and fewer homes are selling above list. Buyers in those areas have more room. In tighter ZIPs like 80020 and 80026, moving quickly still matters.
