Longmont inventory is tighter even with sales still moving
The one number that changes what a seller should do right now: the Real Estate Data Aggregator counted 645 homes for sale across Longmont in the three months ending August 31, 2026. That is down 6.4% from the same months of 2025. Less competition on the shelf means a well-priced listing has a better chance to stand out.
At the same time, the Real Estate Data Aggregator counted 550 homes sold across the market, up 0.7% from a year before. Sales are not stalling. They are just working through a smaller pool of choices.
For buyers, that smaller pool is real. Nationally, the National Association of Realtors reported inventory at 1.60 million homes in September 2026. Longmont is moving the other way, with fewer listings coming on. The Real Estate Data Aggregator showed new listings across the market down 4.7% from a year ago, at 674 total. Being ready when the right home appears matters more than it did last year.

80501: the quickest ZIP in the market
The Real Estate Data Aggregator put the median sale price in 80501 at $500,000, down 2.7% from a year ago. Prices dipped a little, but homes moved faster. The median days on market fell 6 days shorter to 41 days. Supply sat at just 2.9 months. Nearly 37.2% of homes went under contract within two weeks of listing, up 4.3 points from a year before.
80504: more inventory fell, but sales climbed
80504 is the largest part of the market. The Real Estate Data Aggregator counted 255 homes sold there, up 2.8% from a year ago. Yet homes for sale dropped 17%, to 298. That is a sharp tightening. The median sale price came in at $585,000, down 1.7%. Sellers who priced well still got close to their number: the average sale closed at 99.2% of list price, up 0.2 points.
80503: higher prices, more inventory, still moving
80503 carries the highest median sale price in the market. The Real Estate Data Aggregator put it at $732,500, down 1.3% from a year ago. Homes for sale rose 5.9% to 179, the only ZIP in the market where inventory grew. Sales still climbed, up 7% to 137 homes. Buyers here had a bit more to choose from. Homes took a median of 51 days to sell, but that was 7 days shorter than a year ago.
80542 (Mead): more supply, fewer sales, but sellers still getting their price
Mead tells a different story. The Real Estate Data Aggregator counted only 20 homes sold in 80542, down 23.1% from a year ago. Homes for sale rose 21.9% to 39, pushing months of supply to 6. That is the most of any ZIP here. The median sale price was $561,000, down 2.9%. Not every home sold fast: the median days on market was 54. Even so, sellers averaged 99.3% of list price, up 0.5 points.
What mortgage rates mean for buyers right now
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year rate averaged 6.60%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That is a real cost for buyers. It makes being ready with financing even more important in a market where good listings move quickly.
How fast are homes going under contract?
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. The share varied a lot by ZIP. 80501 led the market. Realtor.com put the national median days on market at 64 days for the week ending October 24, 2026. Every Longmont ZIP came in well under that.
Prices dipped a little, but sellers still closed near list
Median prices slipped in every ZIP compared with a year ago. That is an honest admission worth knowing. But the sale-to-list ratio stayed above 98% across the board. The Real Estate Data Aggregator showed that in 80501, 21% of homes sold above list price, up 6.4 points. In 80504, 17.3% sold above list, up 3.2 points. Pricing right still works.
