Longmont inventory is down, even with mortgage rates above 7%

Real estate, Primary market - Longmont

Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is a real cost. Yet the Real Estate Data Aggregator counted 645 homes for sale across Longmont in the three months ending August 31, 2026. That is down 6.4% from the same months of 2025. For sellers, less competition is real. For buyers, the pool of choices is smaller than it was a year ago.

Fewer new listings came to market, down 4.7% across all four ZIP codes. But the Real Estate Data Aggregator still counted 550 homes sold, up 0.7% from a year before. Sales are not collapsing. The market is tighter, not frozen.

Nationally, the National Association of Realtors reported existing-home sales at 3.99 million in September 2026. Inventory there rose to 1.60 million homes. Longmont is moving in the opposite direction on inventory, which sets it apart from the national picture.

The three ZIP codes tell different stories

The Real Estate Data Aggregator numbers show each ZIP code behaving differently. That matters if you are deciding when to list or what to offer.

What the rate picture means for Longmont

Freddie Mac put the 15-year fixed rate at 6.68% as of October 22, 2026. Realtor.com showed an average mortgage rate of 7.40% on October 22, 2026. Rates are real, and they are high. But the Real Estate Data Aggregator still counted 550 homes sold across Longmont in the three months ending August 31, 2026. People are still moving. They are just being more careful about price.

Nationally, the National Association of Realtors reported existing-home prices up 1.3% in September 2026. Longmont prices dipped in every ZIP code over the same period. That is a small but honest difference from the national trend. Pricing carefully matters more here right now.
